Realtors usually have access to MLS data sheets that give more in depth information on a property. You're also paying for their "experience and expertise" as a professional.

Have resources to help assist your search
help negotiate
objective information
due diligence during property evaluation
help explain things
can guide you
help evaluate a proposal

Often times a realtor will have access to more homes than are available for your to view. The realtor can also make sure the house is clean or in good condition before you visit it.
